#3 Many states have separate property valuation for farm lands that is far lower then the lands speculators and developers get their hands on. The intent is to prohibit the latter from inflating the value of the surrounding land so that the farm's property taxes are beyond the ability of farmers to sustain. thus moving arable land from food production. Tied to that is the demonstrative application of agriculture on the land.
