#5 Europe will undergo a demographic implosion in the next 20 years. It has already happened. It just needs a generation to play out. No young people, no spending, massive cuts in government. It's over.

Best get out now. It's only going to cost us more and more to subsidize their defense. While they cut spending, we'll have to increase to fill the gap. Trump is right to send this horse to the glue factory.

#6 The other thing is that a focus on income taxes rather than capitalist land title taxes tends to also artificially increase density (and thus rents).
