#6 Evictions are only part of it. A friend who is renting a two bedroom townhouse, in a pleasant but not exclusive neighbourhood, was informed last month that her rent was being increased $700/month. She’s been looking around, but says there are very few apartments available to rent in the area, and all are similarly priced.

#9 ...don't recall the local governments suspending property taxes while the landlord has no income from the property.

#10 About 40 years ago, we moved to a new house, but couldn't sell our old town house right away. We rented it out for about 3 years to a succession of tenants, each one worse than the previous one. When we finally formally evicted the last tenant, the sheriff's deputy who accompanied me said he was considering buying a rental property and would I recommend it. I told him that I would burn the place to the ground rather than rent again.
In New York at the time, it was very difficult to actually evict someone, even if they didn't pay rent. Of course, I still had to pay taxes and other fees even if the tenant didn't pay rent.
